While estimating methods may differ across the industry based on the type and classification of the estimate, Officeinsight employs a thorough approach to clearly define the scope, giving clients confidence that every detail has been meticulously considered.
The precision of a cost estimate depends on various factors, including how well-defined the project is, the estimator's expertise and prior experience, the quality of the planning, and the accuracy of the cost data.
The Officeinsight Process
During the Define stage, the first part of our 3D process, we hold a meeting to clarify your needs and requirements. We review the fee proposal to give you a general sense of the costs involved and provide a preliminary estimate based on these generalized expenses. This meeting helps establish a brief used in the Design stage. Understanding your expectations as a client—both during the project and in the long term—is vital, making the Define stage essential.
As we move into the Design phase, costs become more precise as we select specific furniture and fittings, which influence the overall project cost. Once we agree on the necessary furniture, partitions, flooring, and walls, along with contractor costs, we can generate a quote. This quote represents a fixed price offer that cannot be altered once approved by the client.
The costs associated with the Deliver stage, which includes construction expenses and the installation of new furniture, are factored into the estimate. These costs are typically anticipated before the Deliver stage and are included in the quote.
While our estimates are accurate, certain elements may fall outside the scope of an office fit out. These are typically items already under contract with external suppliers or requiring specialized support. Items often not included, but not limited to, are:
